After the Residential Zone is confirmed (early 2025), a Subdivision Masterplan will be submitted for assessment. The current draft of this plan is featured below, highlighting four phases of land division and sales.

SUBDIVISION MASTER PLAN

Two new home designs that fit perfectly onto quarter acre blocks are included below. These homes have been designed in South Australia, taking into account regional weather conditions and market trends.


Where an owner intends to build in a duplex manner or split their land title into two (eg 18a & 18b), then the following two homes exemplify stylish, achievable options for narrow blocks.


The Public Reserve in Phase One is envisioned to host an energising children's playground, similar to the family precinct shown below, designed and manufactured in South Australia.


Upon reviewing the sales of Phase One, consideration will be given to repeating the Masterplan across the remaining three phases. In this case, a total of 224 quarter acre blocks would likely become available.
In the following valuation, and to cater for a 10% contingency, a total of only 200 quarter acre blocks has been calculated. This allows for any unexpected easements or property reductions required in the subdivision process, providing investors with a conservative baseline to forecast from.
